Why is a Realtor so important in a Real Estate transaction? A Realtor is part of the National Association of Realtors and we follow a strict code of ethics, over and above what a general licensee follows. Many commercial agents are not Realtors.

They also are not able to have access to the MLS like a Realtor does.

And a full time Realtor is in and out of properties daily so they can better analyze the value of your assets. A Realtor also knows many of the other trades to get things done efficiently which helps aide in a smoother transaction. A Realtor also has access to other date centers like the Cromford Report which counts the transactions daily to give you the best look at current market trends.

There are many reasons having Realtor representation adds value to a transaction, and it’s not just about knowledge on the numbers.

One essential skill a Realtor offers is taking the buyer and seller personalities out of the transaction for better negotiating.

For instance, if you are a seller and especially if you are a nice person, and your buyer is trying to get the best price possible, the best thing you can do for your negotiating is stay clear of them.

You are not helping yourself financially by being at showings or inspections or anywhere the buyer can read you. And vice versa. Many times the seller’s agent is at the home at a showing. The buyer should treat that agent as if it were the seller and not tell give them any information. It’s nice to have a great relationship with your buyer or your seller, but best to become friends after the property is closed.
