April gave us a $422 per foot average list price and a sold price of $401 for 85331 and 85377 zip codes. The sold price per foot in October, November and December of 2024 were hovering around 373 a foot.
The MLS does show a larger number of units for sale, 27,198 to be exact. However, when I filter Maricopa County only, the number drops down to 21,039. That is a 23% drop in units. I think it is important information when you are comparing to Cave Creek and Carefree. We are not in competition with that inventory, so it doesn’t really hurt our sales. If I am looking just at single family homes, there are 15,659 in all of Maricopa County.
There are 350 homes for sale in the 85331 and 85377 zip codes with a sales price from $280,000 to $12,000,000. The Average asking price I $1,514,239.
