As of May 10, 2023,there were only 12,642 homes for sale and coming soon in the whole ARMLS system. This is not only Maricopa county. There are agents that put their listings in our MLS system from like areas such as Flagstaff, Sedona, and Pine. This number also reflects townhouses, condos, mobile homes and luxury. The market is driven by supply and demand. Traditionally, in Carefree and Cave Creek, many people don’t list their homes in the summer since so many people leave the area. It will be interesting to see where the supply goes from here. I am guessing it will go lower at least in the 85377 and 85331 zip codes. As noted in the recent graph from Costar, Arizona has lead growth again for the third year in a row.
