Blue Sky Preserve – what it is and what it isn’t

CAVE CREEK – No sooner did the sign appear for Blue Sky Preserve on Grapevine Road last week did the questions and rumors start rolling in about the project.

Rumors have been swirling that the owner is planning a high-density subdivision or a resort hotel.

Those rumors are unfounded.

Here’s what we know:

In 2014, the current owner, 6902GR, LLC, purchased seven parcels making up over 230 contiguous acres from Kay Swanson for $15.5 million.

All of the parcels, which range in size from seven to 40 acres, are zoned DR-190.

The owner has submitted an application to the town for a partial tear down and an addition to an existing home on a 30-acre parcel.

There appears to be an existing home and guest house on the parcel, totaling a little over 6,000 square feet.

The remodel will meet the 10 percent lot coverage, setback and other requirements of zoning ordinance.

As per statute, the owner has obtained the required Maricopa County dust control permit, a plant salvage permit from the town, and has posted the required information.

The building permit will also be posted as soon as it is issued.
